Mortar Deterioration Usually Expands Quietly, Not Suddenly

A wall rarely moves from sound mortar to major deterioration in one season. More often, the joint loses material gradually. The surface becomes sandy, small voids develop, and the face of the mortar slowly retreats from the brick. Brick Industry Association maintenance guidance specifically treats eroded, cracked, voided, and deteriorated joints as conditions that should be documented and evaluated for repair. The important question is not only how the wall looks today. It is how the changing joint profile affects the next cycle of rain, drying, and cold weather.

The Joint Begins to Weather

The exposed mortar surface loses material first. At this stage, deterioration may be limited to selected elevations or areas with greater exposure to water.

The Joint Moves Behind the Brick Face

It even notes that worn masonry edges can influence how deeply the new mortar should be finished. Preservation becomes structural protection when intervention is based on condition rather than appearance alone. Removing sound masonry creates unnecessary disturbance. Ignoring active moisture or incompatible mortar creates a different risk. The work lies in separating age from failure.

Retains Serviceable Original Material

Existing brick that remains sound does not need to be replaced simply because its color or surface shows age. Condition-based repair allows intervention to remain focused on actual deterioration. This approach is consistent with NPS guidance on preserving historic masonry materials.

The same care should apply when diagnosing an existing opening: first determine what the wall is responding to, then decide whether the steel can remain or whether replacement is justified.

Brick's Long Service Life Comes From Being Repairable, Not Untouchable
